RKW Residential to Manage Uptown Charlotte Community

September 19, 2016 – The property manager is expanding its reach in the area, taking over operations of a mixed-income, 190-unit community. Charlotte, N.C.–Miami-based multifamily property manager RKW Residential (RKW Residential) has added another property to its portfolio, taking on the management of a 190-unit community in Charlotte Center City, known as Uptown.

The community, Vistas @ 707, opened in July 2015 and is owned and developed by Horizon Development Properties. Greystar was the previous property manager.

Located at 707 Seigle Ave., the community offers access to the I277 Beltline, I-77, I-85 and Independence Boulevard. The community is also next to Little Sugar Creek Greenway, which offers basketball, cycling, walking trails and city views.
Residents can choose from one-, two- and three-bedroom units, and use amenities like a saltwater swimming pool, gaming lounge, fitness center and yoga studio.

Studios range in size from 558 to 724 square feet, with monthly rents starting at $803; one bedrooms range from 682 to 708 square feet, with monthly rents starting at $980; two bedrooms range from 991 to 1,110 square feet, with rents starting at $773; and three bedrooms are 1,260 square feet, with a monthly rent of $1,423.

Vistas @ 707 is part of the new Neighborhood Stabilization Program, which has specific income restrictions and requirements. The community offers 38 workforce housing apartments and 152 market-rate units, according to the Charlotte Housing Authority records.

RKW Residential is expanding its reach in the Uptown Charlotte area. In June, the company was chosen to manage the brand-new, 86-unit Cedar Flats community.  “Uptown Charlotte is extremely appealing to renters who seek a true live/work/play environment,” said Marcie Williams, president of RKW Residential. “That should intensify as more apartments, office space, retail shops and hotels are constructed.”

Multifamily construction is certainly booming in the area, with developers building more than 1,000 new apartments just along the Central Avenue corridor in the Plaza Midwood area, northeast of Uptown, the Charlotte Observer reported.
RKW Residential was formed as a result of the 2014 merger between private real estate investment firm Rivergate Cos. and Florida-based condo manager KW Property Management.
